Booking terms, conditions and procedures
All cottages are available from 4pm on day of arrival to 10am on day of departure.
Please either telephone or e-mail us for availability, we will then hold your booking on a provisional basis for two weeks, this allows enough time for us to send you your booking form and brochure. Your booking becomes secure once we have received your booking form and deposit. If we do not receive a completed booking form and deposit within these two weeks, we will cancel your booking. The balance is due six weeks prior to your arrival date, if we do not receive the balance we will cancel your booking. Deposits are non-refundable. If you need to cancel your booking, please advise us immediately. We will attempt to re-let the property and return your payment, less a £25 handling charge. If we are unable to re-let all monies will be forfeited. The number of people occupying a cottage must not exceed the number stated on the booking form. Maximum capacity for Buzzards View is 7, maximum capacity for The Shippen is 8 and maximum capacity for Roe Cottage is 4. Your holiday cottage should be left clean and in the same condition as found. Any breakages should be reported and we reserve the right to charge for any non-trivial damage.
In the unlikely event of your cottage being unavailable for reasons beyond our control, e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted. The use of accommodation and amenities including the farm, play barn, play area, grounds, lakes and brook is entirely at the hirers risk and no responsibility can be accepted for injury, loss or damage to the hirer’s companions or guests.
Short breaks are available at certain times of the year, they are charged per night, please see prices in brackets. Well behaved dogs are welcome and are an additional £16 per pet. Dogs are not allowed in the children's play area or barn, your dog is required to be on a lead at all times around the farm yard and you are required to clean away any mess that your dog makes. Please do not leave your dog alone in the cottage and do not allow your dog on to furniture or beds.
