Booking terms, conditions and procedures:

 Please telephone or email for availability.  We will hold your booking for two weeks to allow enough time for us to send to send you a booking form. Your booking becomes secure on receipt of your booking form and deposit. If we have not received the booking form, together with deposit, within two weeks your provisional booking is cancelled. The balance is due six weeks prior to your arrival date, if not received we will cancel your booking. Deposits are not refundable. If you need to cancel your booking if we re-let the cottage we will return the deposit less a £25 handling fee. If the cottage is not re-let deposit monies are not refunded. The number of people staying in the cottage must not exceed the number stated on the booking form (capacity; Buzzards 6, Shippon 8 and Roe 4).

Please advise of any visiting family or friends so we are aware of who is on the Farm from time to time.

PLEASE NOTE ADDITIONAL GUESTS NOT ON YOUR BOOKING FORM OR WHO WE HAVE NOT BEEN ADVISED OF VISITING WILL BE CHARGED AT AN ADDITIONAL RATE OF £25.00 PER PERSON PER NIGHT.

Your holiday cottage should be left clean and tidy and as you found it. Accidents happen but we do reserve the right to charge for any damage that is not trivial in nature. In the unlikely event that the cottage is not available for reasons beyond our control we will attempt to find you alternative accommodation or make a refund, no further liability is accepted.

The use of the accommodation, amenities, including the farm, play barn, grounds, lakes and brook is entirely at your own risk and responsibility can be accepted towards you or your guests. You alone are responsible for your children, please ensure that they are adequately supervised at all times. Well behaved dogs are welcome at £20 per pet (please note that no dogs are to be left unattended in at any time). Dogs are not allowed in the play barn/area and should be kept on a lead around the farm. Dogs are not allowed in the bedrooms and if your dog is likely to climb on to furniture please bring blanket with you to cover it.

Cottages available from 4 pm on arrival and should be vacated by 10 am on the day of departure.
